The house was a property on a quiet street with commanding views. The house had a lot of potential, but realizing that potential required a lot of work and tender loving care.
This was a project that evolved as requirements changed and opportunities were identified. From one garage bay being perfectly fine to incorporating a deep additional drive-through garage was one of six design variations that were worked through before the completed project was finalized.
To accommodate the garage addition, a new retaining wall and recontoured landscaping was required. The new addition was finished with a half-brick wall and horizontal siding that was designed to complement the original structure. In addition, there were requirements for additional outdoor space and an opportunity to install new windows and doors to maximize the available view from the rear of the property.
Successfully completing the project required addressing a number of challenges. A new steel I-beam was integrated into the structure to allow the main floor to be opened up. Maximizing views and optimizing the use of interior space also involved relocating the kitchen and repositioning the stairway to the basement.
The result is a wide open and eminently liveable oasis that provides exceptional views of the surrounding from inside and outside. Significantly expanded and opened up living space inside is complemented by an expansive outside living area.
