Radical Overhaul on a Budget

When this new condo owner first took possession of their unit, there was a lot of work to be done. The premises were in a sorry state of repair, with extensive restoration and clean up required to make it once again a liveable space.

While we supported renovation of the whole unit, including a finished basement, many of the improvements centred on the changes to the kitchen. The owner was working on a tight budget, but also wanted to make sure that the work was done right. Our changes were largely interior; we didn’t change out windows or doors. We worked carefully to lay out options in terms of what could be done and the budget impact of those choices.

Working with the existing structure and layout of a galley kitchen we did the utmost to extend usability of the space and maximize impact of the renovation budget. We replaced the wiring and the flooring, and repainted throughout. Laminate countertops were chosen that emulated the look of marble. A unique backslash was chosen to accentuate the design of the kitchen and create visual interest.

In-ceiling and under-cabinet task lighting ensure usability of work areas while also creating warmth and an inviting feel. Cabinets and handles were chosen for their clean lines, creating openness while providing ample storage in a small space.

A pantry unit at the end of the working counter space maximizes the storage potential of this smaller kitchen, and a bar area at the front window still provides valuable seating and in-kitchen eating space.

The result is a welcoming, functional and well-designed kitchen that is workable, offers extensive storage and allows for easy day-to-day use while also working within the budget and space constraints of the owner.
